Kentucky on 105.92 Acres The refinery is one of only two refineries in Kentucky. The other is Marathon’s refinery in Ashland, KY which is about 200 miles Northeast of Somerset. The refinery uses a distillation process to produce three grades of retail gasoline (with and without ethanol), kerosene, off-road diesel, fuel oils, and black oils. The permitted capacity of the refinery is 5,500 barrels per day. The refinery is uniquely positioned to serve the needs of smaller crude oil producers in Eastern Kentucky and Tennessee. It can also reach out to similar small producers in the remainder of Kentucky, as well as West Virginia and Virginia. Pipeline and barge providers of crude oil do not serve Eastern Kentucky in this geographic area. The recent installation a regional rail park has made the prospect of rail deliveries of crude oil possible. The park is approximately 5,000 feet from the refinery property and the possibility of a pipeline and tankage at the park is possible. Three grades of gasoline were produced for sale at the refinery. The 87, 89, and 91-octane gasoline meet the specifications put forth by auto manufacturers and the Federal Government. The refinery is uniquely positioned in the rapidly growing ethanol added gasoline segment. The refinery has operated at a level where approximately 80% of its gasoline is ethanol blended. This blend is actually more cost efficient than regular gasoline for the Company to produce. The gasoline produced is classified as “Top Tier” by the automotive industry. The refinery is in a unique geographic position to market gasoline. The refinery is located in the middle of a distribution circle, with five major terminals located at the outside of this circle. Product can be taken out then returning trucks can go to the terminals to buy product to return to home base. Louisville, Lexington, Catlettsburg, Knoxville and Nashville are at the outside of the 150-mile radius around the refinery. Buying from all of these various terminals allows picking the lowest combination of freight and product cost to keep the refinery in a top competitive position. Also available for sale (Lot 4) is the full right, title and interest in a pipeline easement traversing 6 counties in south-central Kentucky with a permit for crossing Lake Cumberland. This pipeline is unique in that it is available for multiple uses and could provide natural gas, oil or finished product to many communities that have no access to these resources. Additionally, the auction sale will be offering several non-real estate assets. Lot 5 is all the company’s rolling stock that includes over 100 vehicles such as over-the-road semi-trucks, oil tankers, environmental clean-up vehicles, company cars and vehicles, panel service trucks and dump trucks. Lot 6 is the current inventory from Somerset Oil, which was a significant Pennzoil distributor, as well as refined oil stocks currently at a warehouse facility on the refinery grounds. Lot 7 consists of 12 well-located neighborhood gas stations in various locations throughout eastern Kentucky.
